What is a design-build firm?

Especially if you’re building a brand new home or creating an addition, an architect or designer will be able to anticipate the best views, observe the direction of the sun, note the landscape and know what will work structurally and proportionally. How do you charge for your services?

If you looking for a Design only contract, or are not sure if you will build with us, we have one fee schedule that takes that into consideration. You will have 2 costs, one for Concept Design, and one for the Permit Set.

If you are committed to the process of Design-Build, the fee is slightly less as it is more integrated and part of a guaranteed, or signed construction contract. This will save you time and money because the concept design and permit set happens simultaneously.

A budget is developed following an initial consultation or visit to the site. Then requirements and scope are established. In either case, the Design or Build work doesn’t start until after an agreement is signed.

Who performs the construction work? Are you a licensed contractor?

Friendly Structures of Blacksburg VA is a licensed Class A Contractor, so we can provide a truly “full-service” experience. Because we are both design and build firm, we are happy to provide separate services. If you so choose, you are welcome to have other contractors price our designs. The plans that we create are thorough enough for accurate bidding and construction by good contractors.

Do you specialize in only one particular style?

What is an EPA Certified Firm?

Friendly Structures is a Lead-Safe EPA Certified Firm. On April 22, 2008, EPA issued a rule requiring the use of lead-safe practices and other actions aimed at preventing lead poisoning. Under the rule, beginning April 22, 2010, contractors performing renovation, repair and painting projects that disturb lead-based paint in homes, child care facilities, and schools built before 1978 must be certified and must follow specific work practices to prevent lead contamination.

EPA requires that firms performing renovation, repair, and painting projects that disturb lead-based paint in pre-1978 homes, child care facilities and schools be certified by EPA and that they use certified renovators who are trained by EPA-approved training providers to follow lead-safe work practices.

Do you do free estimates?

Though we understand the need to compile a long list of prices, we find the best fit for working with us is if our clients meet us and want to move forward with our process. If you are looking for the cheapest solution, there are companies in the Blacksburg Virginia area better suited to your needs. We do decks, we do sunrooms, we do almost all work that requires a permit, but we will not be your cheapest option because we do not use the cheapest methods, material, OR labor.
